It all started with the purchase of land in west Sanford in 1955 by the late Dr. A.A. James.  Known locally as “Dr. James’s Lake House,” this property has been visited by many Sanfordians who have fished in the pond and enjoyed the serenity of this beautiful site over the last 50 years.  Upon his passing, Dr. James’ sons, Arthur & David James acquired this family property.  With the ultimate goal to develop the land, the James brothers entered a partnership with local home builder, Terry Stewart of T.L. Stewart Builders Inc.   

Arthur James of Raleigh has been a real estate investor for many years and is involved with Terry Stewart in the management of this development. David James is a Seattle architect specializing in custom residential design who contributes his expertise to the planning process. The Jameses grew up in Sanford and spend much time here so the quality of this development is paramount to both.


Carbonton Cove is being developed by the aforementioned partnership, Stewart-James LLC. The principals all have a long history with Sanford and are committed to developing this community to the quality standards that so many of you expect.

T.L. Stewart Builders is an established family-owned home builder. Terry Stewart and his wife Sandra Holt Stewart, have always lived in Sanford and have been building “Homes to Believe In” since 1980. They have developed Carter’s GroveHampton Ponds, and Brighton Park among others and have built numerous homes in the exclusive Governor’s Club in Chatham County.
